Two kinds of Westerville basement

Older homes near Uptown

Stone and early block foundations, many mortar joints, low ceilings and floors that were poured thin. Damp walls, efflorescence and seepage at the floor joint are the usual complaints.

Postwar and newer subdivisions

Poured or block walls with footer drains and sumps. Shrinkage cracks, tired pumps and window wells that fill in heavy rain are what we see most.

What the clay does here

The same glacial clay that covers most of the county sits under Westerville. It holds water against the wall after spring storms and shrinks away in late summer, which is why a basement that was dry in August can leak in April.

Where to start

For an older home, the inspection usually ends with an interior drain or targeted leak repair. For newer homes it is more often a crack or a sump. Westerville spans Franklin and Delaware counties; permits, where needed, go through the office for your address.

A question we hear in Westerville

Can you work on a house in the Uptown historic area? Yes. Interior work doesn't change how the house looks from the street, and we keep disturbance to old masonry low.
