Newer homes, first problems

Much of Pickerington's housing is recent. In basements that age, the walls are usually poured concrete and the issues are predictable: a crack that opens over the first few winters, a builder-grade sump pump that runs hard in spring, and grading that settled after construction and now tips water toward the house.

Fixes that fit

Problem	Fix
Wet vertical crack	Polyurethane injection from inside
Pump running constantly	Check valve, discharge route, larger pump
Water at a window	Well drain, cover, regrade
Settled soil at the wall	Regrade and extend downspouts

Building a finished basement?

If you plan to finish the lower level, have the walls checked first. Injecting a crack or adding a sump backup costs far less before the drywall is up.

A question we hear in Pickerington

My house is new. Why is the basement leaking? New poured walls shrink as they cure, and some crack. Settled soil and builder-grade pumps add to it.
